✅ **Basic Requirements**: Sunny and dry, quiet and safe, basic furniture (preferably an upstairs room, not cold in winter)
✅ **Location Preference**: Prefer central or western suburbs (familiar with Avondale and Mt Roskill), near Westgate is also acceptable.

✅ **Convenience of Living**: Close to public transport, nearby residential area with Asian and local supermarkets, preferably with a direct bus to the city
✅ **Bathroom Type**: Ensuite bathroom, or shared bathroom with females
✅ **Other Necessities**: Utilities included (water, electricity, internet) | Good soundproofing and privacy | Laundry facilities | Parking space
Preferably with cleaning tools like a vacuum cleaner for easy maintenance

✨ **Living Habits**
🧹 **Cleanliness**: Average laundry once a week (no repeated washing, no water wastage), will clean the ensuite if available.

🚪 **Invisible Mode**: On days off, usually go out for a walk or stay in the room (mainly surfing the internet and watching shows, no noisy gaming)
🍳 **Kitchen Novice**: Not good at cooking, mostly simple meals, occasional light frying, or one-pot meals/air-fryer heating. Two meals a day, clean up after use, not occupying the kitchen for long.

📌 **Special Notes**
▫️Budget: Negotiable based on whether there’s an ensuite, the condition and facilities of the house. Looking for high cost-effectiveness as I plan to stay for many years. (For sharing a bathroom with a female, preferably not more than $200pw. For a single room with an ensuite, preferably not more than $250pw.

This is a reference, not absolute, open to negotiation.)
▫️Viewing Time: Currently working in Palmerston North, to show sincerity, I will arrange a specific day in early May to fly back to Auckland for viewing.
▫️Reference: My previous landlord is willing to be my reference, can contact her if needed, with a good record from 2019-2023.

Will not move easily unless for non-subjective reasons.
▫️Additional Information: Don’t mind living with the landlord; introverted and won’t disturb privacy, very few issues; don’t mind if the landlord or roommate has pets, love cats and dogs (but afraid of bugs); no prejudice against LGBT, respectful; nationality and language are not an issue, both Chinese and English are fine.
